KWLS is the Keller Williams national database of our listings and is the vehicle that drives the KW My Listings, My Leads philosophy. Think of it as your Listing Protection System. When information about your listings is sent out from KWLS to our syndication partner sites (note- this does not include Realtor.com) those sites are required to direct visitors back to your listing landing page on kw.com. This ensures that leads from your listings are sent where they belong….to YOU!
You have the opportunity to ENHANCE your listings in KWLS by adding:
– Additional Information fields such as room sizes and dimensions
– Branded information in the description of the property (ie. your name, phone number, and website)
– Virtual Tour links that are branded with YOUR contact information
– Enhanced photos with your contact information
Because many MLS systems also syndicate, (and when they do, the syndication partners don’t have to send the visitors back to you) the trick is getting the information to our syndication partners from KWLS instead of your MLS.
Every MLS operates differently so here are a few questions to ask:
- Does my MLS syndicate? If so, to what channels?
- Does my MLS give me the option to turn OFF syndication to certain channels or on an “all or nothing” basis?
- Does my MLS give the broker the option to turn it off?
Once you determine how your MLS syndicates, compare the syndication with Listhub channels. If you’re able…turn syndication OFF to the places that Listhub syndicates to.
Some tips for Maximizing the KWLS:
- Turn off syndication at the MLS level
- Add your KWLS listings manually.
- Turn syndication back on (if required).
- Listing landing page will direct visitors back to you, the listing agent.
KWLS enhanced listing on Zillow.com Leads are sent back to the listing agent.
It may take a bit of trial and error to pinpoint exactly how it works in your area, but the results will be worth it, I promise! Your listings could look like this on the major real estate portals.
